Egypt's housing construction declined by 36.6% in FY2021/22

A total of 246,100 residential units were built in Egypt during FY2021/2022, a 36.65 percent decline over the previous year.

The new units were built at a cost of EGP 143.5 billion ($4.64 billion).


In FY2020/2021, 336,300 residential units were built at a cost of EGP 150 billion ($4.85 billion).


Among the units built in FY2021/2022, 69,800 were middle class (28.3 percent), 13,800 were upper middle class (5.6 percent) and 22,600 units were premium (9.1 percent).


The majority (56.8 percent) was low-income housing.


The public sector built 130,700 units (53.1 percent), while the private sector built 115,400 (46.9 percent).


Furthermore, the Urban Development Fund has implemented 70 projects for the development of informal settlements, including 89,363 residential units, 2,448 and commercial units with a total cost of EGP 40.329 billion between 2010 and 2021.


Of the total units executed by the fund, 42,484 units were built in Cairo and 30,577 in Alexandria.
